If you have already created and saved a CMA in SmartMLS Tax and would like to make changes to it, pull up the property record for the address and go to Comparables> CMA & Client Report:
Go towards the top right and click Create Report:
When the list of all of your existing CMAs displays, find the desired property and click the Edit button:
That opens the entire CMA and provides access to all of the pages within the report. It is worth noting, however, that you are not able to edit everything within the report. There are some sections that do not permit editing. This article will go through each page and highlight the parts that are editable (and those that are not).

The Opening page is the first screen that you'll see after clicking Edit:
- The list on the left side shows you the order of pages in the report. When you want to make changes to one of the seven default pages, simply click on it from within this list. You can rearrange the pages in your CMA by clicking the desired page and using the up/down arrows. You can also remove a page completely using the X:
- Use any of the four Edit buttons on the right side to adjust the information on the cover page.
You are not able to change the subject property photo from this page.

The Subject Property page provides information about your CMA's subject property. It also plots the subject (in blue) and all comps (in green) on a map:
Note the message at the top center of the page- you cannot edit any of the information on this page.

The Comparable Values page provides several pricing values for your subject property based on different valuation models:
If you entered a Suggested Property Value when you created the CMA, you can edit that figure on this page. You can also remove any of the four pricing valuation models from your report.

The Historical Data page displays a couple of charts that plot your subject property next to the sold comparable properties.
There is a chart comparing the sales prices of the sold comps:
The other chart compares the price per square foot of your subect property and comps:
The bottom half of the Historical Data page displays your subject property and comps in single line grid:
None of the data on this page (neither in the two charts nor the grid) is editable.

The fifth page in the CMA (Compare) provides a comparison of the Subject and comps in a side-by-side orientation, as opposed to the grid/table format on the previous page (Historical Data). The Subject Property remains on the left side of the screen the entire time and you can cycle through all the comparable properties on the right:
None of the data on this page is editable.

The sixth page of the CMA, Market Value Calculation, provides several different metrics to assist you in determining the subject property's market value:
Each calculation includes a detailed explanation of the process/logic behind how it is determined.
There is an X on the right side of each calculation that allows you to remove it from your report.

The last page of the CMA report (Closing) includes several editable branding fields:
