When you're viewing a SmartMLS Tax Property Report, there is a menu bar going across the top of the report that provides access to several system resources:
This article is going to focus on the last option- Facts & Figures.
Facts & Figures is comprised of eight different reports that are designed to give you and your client a better understanding of the area in which the property is located:
Let's a take a look at each report individually.

Area Sales Detail Report lets you to search by county, town, Parcel ID(s) and a date range for date of last sale:
The report generated by this search shows the property's sales history:

Area Sales Trend Report allows you to perform either a radius or zip code search of the area around a parcel to glean more in-depth information about the surrounding area:
The subsequent report provides helpful market statistics such as average and median sale price and total sales. Each category is conveniently broken down into 30 day increments:
You have the option to Email, Save or Print the report.

Area Statistics provides the sale and appraisal price data of properties within three different geographic areas (known as footprints) of the subject property- 1, 3 and 5 mile radius. Among the figures included in the report are the average square footage, number of properties and average sales price within each of the three footprints:
The top half of the report give statistics for Residential properties. The bottom half delivers the same information for Commercial properties.
Note: the stats are based on sales recorded within the last 2 years.
You have the option to Email, Save or Print the report.

Commercial Sales Report provides an analysis of commercial property activity within the same county as the subject property. The report includes the average sales price per transaction and number of sales and transfers, broken down by individual improvement type of commercially zoned parcels:
The report is available quarterly for the current calendar year and yearly for each of the previous two years.
You have the option to Email, Save or Print the report.

Demographics uses the most recent census data to provide many key demographic metrics, including population, socio-economic and housing statistics:
Each section of the report can be collapsed or expanded using the using the drop-down arrow on the right-hand side.
Note: the demographic figures are sourced from 5-year estimates from the subject property's census tract.
You have the option to Email, Save or Print the report.

Directions opens a new Bing Maps window that generates driving directions from your current location to the subject property:
You have the option to print the selected route.

School Reports opens the National Center for Education Statistics government website in a new window and displays area schools according to their proximity to the subject property:
There is a search section at the top of the screen that allows you to look for schools by town, zip code, school name and more.
Additionally, you can click on any school and get detailed information, including student/teacher ratio, enrollment statistics and district information.

Traffic Counts – The traffic count report opens the Traffic Monitoring Station Viewer in a new window:
You can interact with the map using the toolbar in the upper left.
