When you are on a Prospecting search in SmartMLS Tax, there is a list of Search Filters to the left of the map:
These search filters give you many options to help narrow down your search and find just those records you would like to work with.
*** There is a known issue with the search filters that is important to keep in mind when you are performing a prospecting search ***
If you have selected more than one county at the top left of the screen (above the list of search filters), there are three filters that are automatically removed from the list- Land Use, Improvement Type and Improvement Style.
This happens because our tax vendor provides data on a town-by-town basis. The data for these three fields can vary wildly from one town to the next and, unfortunately, cannot be standardized. Depending on the town, these fields can contain hundreds of unique values. If you are trying to work with multiple counties, it could lead to one of these fields having a combined list of several hundred options, which would be a detriment to the search experience.
To overcome this scenario and maintain the integrity of Prospecting searches, these three fields are removed if more than one County has been selected. However, that still leaves you with 17 other search filters at your disposal.
If your prospecting search is contained within one county, you will have access to all 20 search filters.
