SmartMLS Tax Property Report

 

After you have performed a search for property records in SmartMLS Tax, any matches will display in the List View , which is essentially a single line report that shows you a handful of parcel record fields.  If you would like to take a more in-depth look at any (or all) of the matches, just click on any individual property and the Property Report will open.  The Property Report is the most comprehensive report in SmartMLS Tax and provides access to all of the public records information the SmartMLS has on file.

The Property Report is rather long, so we will break it down into smaller, more easily digestible groups and highlight the relevant features within each group.

As you move down the report, you will see it broken down into close to 20 different sections.  Each section can be collapsed by clicking the 2022-09-23_10-37-50.jpg icon to the top right.

Some sections (Sales History, for example) have an additional 2022-09-23_10-40-16.jpg icon that allows you to just view the most recent item in that section.

Here is a glimpse of the top section of the report:

  1. Click Back to Search Results to switch from the Property Report back to the List View (so you can see all of your original search results).
  2. Email, Print or save the current Property Report as a PDF.  The Email and Print functions can be performed in English or Spanish.
  3. If your original search resulted in more than one match, use the Previous Report and Next Report arrows to navigate between your matches (they will display in the Property Report).
  4. If the property has been listed on the MLS in the past, the photos from the most recent listing for the property will appear on the left side of the top of the report. If the property is relisted on the MLS, the Property Report photos will update to match the photos that appear on the MLS. Photos are included on property reports to assist with searching for comparable properties. Use the arrows beneath the large photo to navigate through all of the photos.
  5. The property's location will display on a map to the right of the photos.  Beneath the map, you've got the option to upload your own property photo.  You can also view the property on a larger map. which provides you access to many different map layers and tools.   1. Location - displays the address of the record you are currently viewing.
  2. Property Summary - shows the property type, land use and living area square footage.
  3. General Parcel Information - shows the SmartMLS Parcel ID and other parcel information.
  4. Current Owner - displays the current owner information; also indicates whether the property is owner occupied.
  5. School Zone Information - see how far the closest elementary, middle and high schools are from the property.
  6. Sales History - view the property's recent sales history.  You can use the 2022-09-23_10-40-16.jpg icon to eliminate all but the most recent sale.

  1. Tax Assessment shows the assessment information for the current tax year as well as that for the previous two tax years.
  2. The Taxes section shows the City and Total taxes for the current year as well the previous five years.
  3. Mortgage History displays the property's recent mortgage history.  You can use the 2022-09-23_10-40-16.jpg icon to eliminate all but the most recent mortgage information.

  1. Lien History shows any liens that have been levied against the property.
  2. Foreclosure History details any foreclosure activity that has been taken on the property.  You can click View Foreclosure Details to see additional foreclosure information.

There are four Property Characteristics sections on the Property Report: Building, Extra Features, Lot and Utilities/Area .

The Building section provides a detailed look at the structure itself, including such information as year built, rooms/beds/baths, square footage and heating/cooling:

Here are the other three Property Characteristics sections (Extra Features, Lot and Utilities/Area):

  1. The Extra Features section displays information on such things as outbuildings, swimming pools, etc.
  2. The Lot section displays such information as the size of the parcel (both in square feet and acres) and its geographic coordinates.
  3. The Utilities/Area section is designed to show information about the property's utilities (gas, electric, water, sewer, etc.).

  1. The Power Production section will provide details if the property has solar power equipment.
  2. The FEMA Flood Zones section details the property's flood risk information.  There is also a link at the bottom of the section to FEMA's official Flood Insurance Program website.
  3. The Listing Archive section shows each time the property has been listed on the MLS.

The same bar that is at the top of the report (with Email, Print, Save, etc. options) appears at the bottom of the report as well:
